Villa Housekeeping Checklist for Mattresses: Every Turnover, Month and Quarter

Guests rarely tell you the mattress was the problem. They write it in the review. And most of what goes wrong with a villa mattress, the musty smell, the stain, the mould underneath, the dip in the middle, builds up over months of turnovers in which nobody was asked to look.

This is a checklist for the people who see every bed in the property several times a week. It has three rhythms: every turnover, every month and every quarter. Print it, translate it, and put it on the housekeeping wall.

The Short Answer

Air it at every turnover, look underneath every month, rotate and measure every quarter. None of the three takes more than a few minutes per bed, and together they catch almost every mattress problem while it is still cheap to fix.

The step that matters most is the first one, because it is the one that happens most often. A bed that is stripped, aired and remade dry will outlast an identical bed that is remade the moment the last guest leaves.

Every Turnover

At every changeover

  • Strip all bedding, protector included
  • Open the windows or run the fan
  • Leave the mattress bare for 20 minutes
  • Check the surface for stains and damp
  • Smell it: musty means moisture
  • Remake only when everything is dry

A guest leaves moisture behind every night, from sweat and from air-conditioning that cycles on and off. In Bali's humidity that moisture does not leave the mattress unless it is given the chance. Twenty minutes of bare mattress and moving air is that chance.

It costs no extra time. Strip the bed first, clean the rest of the room while it airs, and make the bed last.

Two rules for the team. Damp linen never goes on a bed, even when the next guest is due in an hour. And anything unusual, a stain, a smell or a damp patch, gets reported the same day and is not covered with a fresh sheet.

Every Month

Look underneath

Lift the mattress and check the underside and the base for dark spots or a musty smell. This is where mould appears first, and from above it is invisible. Our guide to preventing mould on a mattress in Bali shows what to look for.

Vacuum the surface

Use the upholstery head and go along the seams and the edges, where dust and skin flakes collect.

Wash the protector

Follow its care label, and dry it completely before it goes back on.

Check the base

Look for cracked or missing slats and for a centre support that has shifted. A damaged base will put a dip in a sound mattress.

Every Quarter

Rotate head to foot

Turn each mattress 180 degrees so the most-used zone moves. In a villa that zone is always the same, because guests sleep where the bedside tables are.

Measure for dips

Lay a straight edge across the bare mattress and measure the deepest gap beneath it. Write the number down. Any number that grows from one quarter to the next is worth acting on before a guest notices it.

Wash the mattress cover

If the cover comes off, wash it. The Tencel cover on an Original Mattress goes in the machine at 30°C, with no bleach, and is hung to dry out of direct sun. It should not be tumble dried. A spare cover per room means the bed is back in service in minutes, not when the laundry is dry.

Review the firmness

If guests in one room keep mentioning the bed, the firmness may be wrong for that room. Take everything off the bed. Blot the mattress with a dry towel, pressing down and lifting. Do not rub, and do not pour water on it. Soaking pushes the liquid deeper.

The protector and, if it is removable, the mattress cover go straight to the laundry. This is the moment a spare cover pays for itself.

Dry It in Moving Air

Before remaking

Stand a fan on it and open the room. Do not carry the mattress outside into direct sun. Sunlight damages latex and foam, and UV exposure is excluded from most warranties, ours included.

Wet Season and Empty Weeks

From November to March the air holds far more moisture and everything dries more slowly. Lengthen the airing time, and run a dehumidifier or the air-conditioner's dry mode between guests in rooms that feel damp. Our guide to sleeping through Bali's wet season explains what changes.

The riskiest time for a mattress is not a full calendar. It is an empty one. A villa closed up for three weeks with the beds made is ideal for mould. If a room will stand empty, strip the bed, leave the mattress uncovered, and have someone open the room and run the fans once a week.
